The problem nobody budgets for: investor relations after the sale

A mid-size real estate company had a portfolio investor base that looked unusual on paper but is actually common across Tier-1 Indian cities: roughly a third of unit owners across their last four projects were NRIs — based in the UAE, the US, and the UK — who had bought units as investments rather than to live in.

Every quarter, someone on the accounts team compiled a manual summary for these investors: rental status, maintenance dues, loan balances where applicable, and a rough estimate of current market value.   • Remote inspection reports and photos for investors who cannot visit the property themselves — replacing an ad hoc request to a site manager for photos.

Investor support queries to the accounts team — "what is my unit worth," "has this month's rent come in," "can you send updated photos" — dropped substantially once investors could check the answer themselves at any hour, in their own time zone.

The trust dividend

The less measurable but arguably more important effect: investors who could see their portfolio anytime were far more likely to reinvest in the company's next launch. A quarterly email is something you read once and forget. A dashboard you can check whenever a WhatsApp forward from a friend mentions a market movement builds a different kind of ongoing trust.

What's coming next

Developers with an NRI-heavy investor base are increasingly watching the regulatory path toward SM-REIT compliant fractional investment structures — smaller ticket sizes, SEBI-registered, with quarterly rental yield distribution.
